Leaving their nearby 5 bedrooms, 4 bathroom, two storey home, was a milestone decision for the family. For the next chapter, they wanted their new Brooks Home to incorporate some important high-level specifications, including bespoke single storey construction, resort style features, a pool and easy-care gardens. They also threw in the challenge of a tight, six-month building schedule.
Because they had elected to stay in the locality, almost every design aspect of their new home was governed by the Harbour Rise restrictive covenants which form the basis of the overall design vision for this unique Marina neighbourhood. Homes constructed within this precinct must conform to the Classic Coastal style which dictates key elements such as colour, form and materials. This helps to ensure that the properties in Harbour Rise Estate work together harmoniously to create a local character.
Working with a budget of approximately $775,000 and a timeframe of only six months meant Brooks Construction would draw on all of the building and project management experience we have accumulated in our 40 years of operation.
Our first design challenge was accommodating the client’s preference for a single storey, flat roof home in an area where the restrictive covenant required a minimum roof pitch of 25 degrees. Using our advanced Archicad design software, we were able to capture and reflect the client’s design concepts and align these elements with planning restrictions which we harmonised with the characteristics of the site. This allows us to optimise the design prior to construction.
The client brief was for us to build them a luxurious, open aspect home to capitalise on Perth’s glorious weather. This was achieved by creating a link from the casual family and dining area which seamlessly flows through frameless doors out to the alfresco entertainment area. The cantilever roof ensures the space enjoys protection and natural shading, making it into a functional amenity which can be used all year round. The resort style pool has a rain drop water wall feature and separate below ground spa. The pool area is serviced by an outdoor shower and is surrounded by glass safety screens ensuring the pool remains a central part of the landscaping and is not visually separated from the house.

The thing we love about this build is how the design captured and delivered on the client’s “must haves” incorporating them into a stylish and livable home.
